According to Article VII, the Board has the authority to establish committees as deemed necessary for the Association from time to time. Each committee member shall serve until the next annual meeting of the Members and until their successor is appointed, unless the committee shall dissolve or until the member is removed or becomes unqualified to serve.
The Architectural Review Committee is responsible for reviewing all modifications submitted by property owners, comparing against the declarations to determine if the modification is allowed, and then providing a response of approval or denial with reason. The management company works with the ARC in order to ensure a quick and speedy process in compliance with the Texas Property Codes and Declaration of the Association.

All property owners should direct their ARC questions to the management company to ensure proper response.
Modification requests must contain supporting documentation to allow the Architectural Review Committee the ability to review the project and provide a sufficient answer. Depending on the circumstances, the management office or the Committee may request additional time to ensure a proper decision is made.
Below are some of the modification requests received and their answers:
1. I have a few trees that I want to remove from my property. Am I allowed to do this and what is required of the HOA?
A: When you are removing more than 1 tree from your property this constitutes "clearing". Clearing of lots is an external improvement which may be subject to Architectural Committee Review. We recommend that any removal of trees from your property constitutes a call to the management office to be sure you are able to move forward properly. The purpose of this is to help the property owner maintain clearing within their boundary lines and not onto adjacent lots.
2. We were thinking of adding a shed or outdoor structure to our lot for storage. Can I have a storage space?
A: Absolutely! However there are a few stipulations that you need to be aware of. First, if you are adding a storage structure to your property, it needs to be behind the main residence and in front of the setback easements of the property. Secondly, any outdoor shed or structure must not be considered temporary (meaning that you cannot move it and is fixed to a foundation). Thirdly, the shed needs to be of the same quality and appearance as the main structure. Lastly, the structure cannot be used as living quarters.
3. What does the declarations mean when it references cross-hatched areas on plats?
A. The cross hatched areas are considered your build zone. These areas were created to help each property owner make the most out of their view available on their property. By building inside of these areas, you will not only have a great view designed to not obstruct your neighbors but will be able to make the most out of your size lot.
